At more than $5,800 per square foot, a tiny Nantucket cottage may seem like extremely pricey real estate — and it is — but the listing agent is urging potential buyers to think big. The 360-square-foot cottage at 2 Cabot Lane is located in the island’s cliff neighborhood. It features one bedroom, one bathroom and a ladder to a loft space that could be used as another sleeping area. The asking price is $2,095,000.While that may seem steep, listing agent Pepper Frazier suggests it may be a bargain, compared to some vacant lots he recently sold in the area for as much as $17 million. Frazier said the cottage, which was built in 1971, has been fully remodeled and the 1,427-square-foot property has some room for expansion.It even has a name: “Becalm’d.”Frazer said he’s already had a lot of interest in the property since the listing went live a little over a week ago.
