228 houses planned for 2 gated communities in San Bernardino – San Bernardino Sun


Nearly 230 new houses are bound for two gated communities in separate parts of San Bernardino.

Orange County-based Warmington Homes, which two years ago got the green light to build a similar community in the city’s 3rd Ward, will raise one new neighborhood on Palm Avenue in the 4th Ward and another on Medical Center Drive in the 6th.

A company official estimated the houses going for at least $500,000.

“Development of this sort is the gold standard of development for any city like ours,” Councilman Theodore Sanchez said at the Wednesday, July 20, City Council meeting. “This is a high-tax-revenue yielding type of project, so these projects, once these are built and these homes are occupied, the amount of revenue that a city is able to get from property taxes and various other taxes collected is enormous.

“They’re the ones that bankroll any expansion in our school district and our service provider, our city government,” Sanchez continued. “More police, code enforcement, everything that needs to be done is done through revenues we’re able to generate from projects like this.”

The Palm Avenue development will consist of 133 single-family residences on 14.7 vacant acres along the Highland Avenue corridor.

There are houses to the north and east, commercial buildings to the south and a hospital to the west.

Houses will have between three and five bedrooms and range in size from 1,630 square feet to 2,456 square feet. They will have solar panels and other energy efficient features.

Nearly 22,000 square feet of common open space is planned.

Councilman Fred Shorett, in whose ward the project is bound, was the lone elected official to oppose the development.

Shorett did not explain his vote during the meeting. He could not be reached for comment Friday.

Warmington’s Medical Center Drive project consists of 95 single-family residences on about 10 vacant acres on the south side of Highland Avenue.

There are commercial buildings to the north and west of the site, houses to the south and a mobile home park to the east.

These houses will have between three and four bedrooms and range from 1,702 square feet and 2,119 square feet. Plans include more than 23,000 square feet of common open space.
