OC’s priciest home sale of the new year? A $30.6M mansion in Newport Coast – Orange County Register


A 13,437-square-foot estate in Newport Coast is the most expensive sale of 2023 so far.

Tucked behind private gates on a nearly 3-quarter-acre pie-shaped lot, the seven-bedroom, 10-bathroom residence sold Jan. 4 for $30.6 million. That’s down 32% or $14.4 million below the initial $45 million ask in July 2021.

It sits at the end of a long driveway at the end of the street and boasts wide-sweeping views from The Resort at Pelican Hill up the coast and as far north as downtown Los Angeles.

“I don’t get emotional about homes all the time,” Paul Daftarian of Luxe Real Estate said during a February 2022 walk-through video posted on his partner and co-listing agent Michael Balliet’s YouTube channel. “But this house, the views are so good it makes you emotional.”

Records show the property once belonged to Doran J. Andry, an Herbalife executive, who sold it in June 2017 for $24.1 million.

Completed in 2010, the house later underwent a remodel to introduce ultra-luxurious touches, from imported onyx slab floors and Cristallo slab countertops to walls of fabric and wood panel and Venetian plaster.

“Once you get into it, you can understand the cost that went to build this house,” Daftarian said, pointing out the commercial-grade elevator that services all three floors as he leads the way from the two-story foyer with a staircase to the expansive great room that flows outside to the expansive backyard.

There’s a pool, a spa, a cabana equipped with a bathroom and shower and an outdoor kitchen. Down a flight of stairs sits the subterranean seven-car garage.

The grounds also boast a detached casita.
