Developer plans to build 400,000-square-foot warehouse on Route 15


A Texas real estate developer has plans to build a 400,000-square-foot warehouse on a 35-acre property on Route 15 in York County.

The Trammel Crow Company, which has an office in West Conshohocken, Montgomery County, submitted an application for conditional use to build the facility at 53 Route 15 in Carroll Township at Route 15 and York Road. A hearing was held at the end of August and township supervisors voted to approve the conditional use of the warehouse with a set of conditions, according to township manager, Brandon Slatt.

The Trammel Crow Company still needs to submit a land development plan, which will ultimately need to be approved by township supervisors. Slatt said that the company has not yet submitted a land development plan.

The planned Class A “cross-dock” warehouse would include truck courts, passenger vehicle parking areas, access and circulation road, utility systems and related site improvements. The warehouse will be used for storage, transfer and distribution of raw materials, manufactured goods and/or products.

There will be approximately 67 loading/unloading berths/docks and 74 truck/trailer spaces. Access to the property will be off of York Road. The proposal includes two parking lots with a total of approximately 293 parking spaces. The facility will be in operation 24 hours a day, seven days a week.

The property will not have gasoline or diesel stations or storage tanks, nor will it include facilities for outdoor vehicle maintenance, servicing, washing or refueling.

It is expected that there will be 120 inbound and outbound deliveries a day.

The type of goods at the facilities will include, but not limited, to the following: home furnishings, floor covering, furniture, automotive, electronics, computer, building materials and supplies, lawn and garden equipment and supplies, office equipment and supplies, sporting and leisure products, health and personal care, clothing and other consumer goods.

The facility will not store or distribute any hazardous or inflammable waste or by-products.

There will be approximately 200 people working in the facility during the two largest shifts with a smaller overnight shift.

The property is in the industrial zone.

It’s not clear what the timeline is for the project, or who the potential tenant is. A spokesperson for Trammel Crow Company declined comment.

The property is about 20 minutes from Harrisburg.
