Beachfront Estate in Oahu, Hawaii, Lists for $30.5 Million



A gated estate with 125 feet of beach frontage in Kailua, Hawaii, hit the market Thursday for $30.5 million, becoming one of the most expensive homes listed on the island of Oahu.

Sitting on 0.7 acres, the home offers eight bedrooms and 10 full bathrooms with more than 11,000 square feet of indoor-outdoor living space, according to the listing with Scott R. Carvill of Carvill Sotheby’s International Realty.

The home was built in 2012 by award-winning Gast Architects of San Francisco and awarded the GOLD certification from LEED. It has since been redecorated and remodeled to bring it up to the highest standards, Mr. Carvill said.

“The home has a perfect combination of a prime location and overall high-level finishes,” he said. “The way the space flows, its sheer livability and privacy, is unmatched by any houses on the waterfront.”

Mr. Carvill declined to disclose the identity of the owner, who used a trust to purchase the property for $17.9 million in November 2019, property records show.

While pricing such a unique property is difficult, Mr. Carvill said there were some comparable sales in the prime market, and it reflects “the current market condition in Oahu.”

“The cost of building such a property has risen drastically and there are also increased regulations limiting beachfront development,” he said.

This resort-like property has integrated sustainability and smart-home features throughout, including energy-efficient lighting, water filtration, a heated pool, security and a backup generator, according to the listing.

The highest priced listing currently on the market in Oahu is a 2.7-acre ranch, asking $40 million. Five single-family homes have a listing price over $20 million.
