The Man Who Bought Up Many East Side Properties Is Now Selling Nearly $10M of Portfolio

Walter Bronhard — the man who owns tens of millions of dollars of real estate on the East Side of Providence and beyond — is now selling five properties in a portfolio for an asking price of $9.8 million.

The properties now being marketed are:

344 Benefit Street

350 Benefit Street

376 Benefit Street

378 Benefit Street

405 Benefit Street

 

Combined, the buildings are being marketed as “5 fully leased buildings for sale on Benefit Street in Providence’s College Hill. 30 units, 53 beds.”

The marketing material states that these properties generate a net operating income of $483,672 and a gross rental income of $683,400.

The properties are marketed to college students for rental.

 

Bronhard and Benefit Street Neighbors

Bronhard’s ownership of property on College Hill has sparked issues between neighborhood groups and Bronhard.

In March of 2021, Bronhard filed a lawsuit against Vincent Buonanno and others, claiming that they had damaged his business.

Buonanno is the uncle of Democratic gubernatorial candidate Helena Foulkes.

In the five-count suit, Bronhard alleges that Buonanno colluded with the College Hill Neighborhood Association in an effort to damage his business.

Bronhard claims he was defamed, slandered, and that the effort interfered with his business.

Bronhard’s lawyers have issued numerous subpoenas, including GoLocalProv.

In 2017 GoLocal wrote a major feature about the Fall River, Massachusetts man who had been buying up tens of millions of dollars of premium properties on the East Side of Providence. 

Bronhard, who ran chiropractic offices in Rhode Island and Massachusetts, is now listed as the sole owner of dozens of properties throughout the city. Many are clustered near Wayland Square, Fox Point, and College Hill neighborhoods.
