Hamptons Compound Steps From the Beach Lists for $20 Million

A Hamptons compound with more than 250 feet on the water and far-reaching views across Napeague and Gardiners bays hit the market Friday for $20 million.

The sale includes four lots in posh East Hampton, New York, with a main home with nine bedrooms and nine bathrooms over 6,500 square feet, according to the listing with Enzo Morabito of Douglas Elliman Real Estate. The listing is the highest priced Hamptons listing on the bay front, according to listings records.

The main home is “sited perfectly…every room in the house is looking north or northeast, which is the best view,” he said, adding that on a clear day guests and residents can see past the North Fork to the mountains in Connecticut. They can also walk on the beach, which is not possible at all spots around the bay.

It was designed by Bill Chaleff of Chaleff & Rogers Architects, with definite Frank Lloyd Wright influences, Mr. Morabito said. That includes warm wood interiors with built-ins and clerestory windows, plus walls of windows with water views.

The main level boasts an open floor plan anchored by a stone fireplace, plus a kitchen with granite countertops and a butler’s pantry, and an octagonal breakfast room with walls of glass, listing photos show.

The home is surrounded by stone terraces and has a gunite pool with automatic cover, and there’s a guest cottage with its own driveway and a two-car garage. The other two lots include a property across the street on Accabonac Harbor with a private boat slip and a buildable 1-acre lot with bay views, according to the listing.

Some potential buyers may want to bulldoze the 1986 house in favor of a more modern home, Mr. Morabito said, noting that the opportunity to acquire the land is a main attraction of the listing.

“It’s a smart investment, and the Hamptons has paid back,” he said. “Hang on to this for 10 years, and the cost of land will make it a great investment. There aren’t that many plots like this.”

Mansion Global could not determine how much the property last traded for or when. The owners were not available for comment.
