DENVER — Kairoi Residential has begun demolition of the former Ramada by Wyndham Denver Downtown hotel, located at 1150 E. Colfax Ave, making way for a new multifamily project.
Demolition crews were spotted early this week on the eastern side of the property where Marion Street intersects with Colfax. The roughly 2-acre property is at the southeast corner of East Colfax Avenue and North Downing Street. The hotel was built in 1962.

The San Antonio, Texas-based developer purchased the site in June 2021 for $14.5 million, according to past reporting.

There would be about five levels of residential units and two levels of parking, retail and residential space. The site is expected to have one level of underground parking and about 5,500 square feet of retail space.
