232 East Broadway Tops Out Over Manhattan’s Lower East Side


Construction has topped out on 232 East Broadway, a 26-story residential tower on Manhattan’s Lower East Side. Designed by S4Architecture and developed by The Ascend Group with Suffolk Construction as the general contractor, the property is located by the corner of East Broadway and Clinton Street and is among the tallest structures in the vicinity.

A lot of progress has occurred since our last update in March 2020, when excavation had yet to begin. Now the reinforced concrete superstructure has reached its pinnacle and work is moving along to prepare the walls for façade installation.

The final part of the roof parapet was being formed at the time of our visit. We could expect to see the floor-to-ceiling glass installed later this year. With its slender massing and modern fenestration, the building creates an interesting contrast with the surrounding architecture. To the immediate west of 232 East Broadway is 226 East Broadway, which is undergoing renovations and refurbishments.

Below is a photograph taken in late July showing the building about two-thirds of the way up.

The updated rendering in the main photo of 232 East Broadway depicts a slightly modified design but still features the staggered, irregular pattern of windows, perimeter walls, and landscaped terraces on the setbacks. The only significant difference is the subtraction of several balconies on the southern elevation and a subtly taller mechanical extension.

Little has been disclosed about the residential program and amenities. However, residents on the upper levels will certainly have panoramic views of the East River, Brooklyn, and the Lower Manhattan skyline. The closest subway from the property is the F train at the East Broadway station, at the corner of East Broadway and Rutgers Street. A number of retail and dining options are located to the north at the Essex Crossing development.

232 East Broadway is slated for completion in November 2022, as noted on the construction board.
