DENVER — National homebuilder PulteGroup Inc. (NYSE: PHM) plans to build just under 200 homes at the Sterling Ranch master-planned community in northwest Douglas County, marking the company’s return to the Colorado market following an extended absence in the wake of the Great Recession.

In December, Pulte purchased 78 homesites in Sterling Ranch’s second neighborhood, Ascent Village, which launched in the spring of 2020. The homebuilder plans to close on an additional 119 lots by June of this year, for a total of 197 future homes.
Pulte originally exited the Colorado market roughly a decade ago, the result of a companywide strategy to focus on more successful locations during the challenging years following the Great Recession, according to Les Anderson, PulteGroup’s division president for New Mexico and Colorado.
But recently, under new company leadership, the company has been exploring more opportunities in Colorado, particularly in the Denver market.
