Middletown Township Board of Supervisors Chairperson Tom Tosti clarified to LevittownNow.com Monday afternoon that there could be a vote at Monday evening’s meeting. The vote would be to allow the township’s attorney to conduct discussions about a settlement with KTMT Stone LP.

Otherwise, there will not be a vote on the plans expected to be presented at Monday evening’s meeting, but the developer is expected to present their proposal.

The discussions between the township’s attorney and the developer could lead to a settlement proposal, which would need to be discussed and presented to the public at a future meeting, Tosti said.

A developer continues to push to build residences at the 168-acre Stone Meadows Farm in Middletown Township.

At their Monday evening meeting, the Middletown Township Board of Supervisors are set to discuss a “settlement plan presentation/discussion” for the farm property. The meeting starts at 7 p.m. and will take place in-person at the Municipal Center at 3 Municipal Way or the public can take part online.

Tom Tosti, the chairperson of the supervisors, said the board will not be voting on any plan at their meeting.

KTMT Stone LP, which filed past plans of behalf of Metropolitan Development Group, filed an appeal in 2019 after the township shot down the plans for 121 homes at Stone Meadows Farm, the largest undeveloped privately-owned tract in the township.

The plan expected to be presented Monday evening is in an effort to reach a settlement with the township.

Township Manager Stephanie Teoli Kuhls said the plan is for age-restricted housing.

The Save Stone Meadows Farm group, which is also being sued by Metropolitan Development Group, posted on Facebook that the developer has supplied them with an age-restricted plan for the farm. The proposal is scaled back from previous plans.

The plan shows 67-acres preserved by conservation easements and nearly 41 acres of open space. The plan calls for 82 duplexes for those age 55 and older. In total, there would be 164 residences in the development, which would be entirely located off Langhorne-Newtown Road. The development plan also shows a club house.

The Stone Meadows Farm property is under an agreement of sale with Metropolitan Development Group. Sources have said the estimated purchase price for the property is between $8 and $16 million.

There has been intense opposition by residents against plan to develop the farm since LevittownNow.com first broke the news of a development in 2015.

The farm property is currently owned by relatives of famed actors Ezra Stone and Sara Seegar, who dominated stage and screen during their careers last century. According to a BucksLocalNews.com article from 2013, actors Debbie Reynolds, Jackie Cooper, and Gary Merrill were among the many celebrities who joined the Stones at celebrations at the farm.
