Sacramento’s real estate market was a wild, record-breaking ride in 2021. What do experts expect for home buyers in 2022?


Some of the hottest real estate markets in Northern California are right in Sacramento’s backyard — with homeowners flocking to the suburbs for their proximity to nature.

Opendoor, a national real estate firm that emerged as an active force in the regional market, ranked its hottest ZIP codes in the Sacramento area for 2021. The company analyzed data from the Multiple Listing Service (MLS) to determine which ZIP codes had the most homes sell within 90 days of going on the market.

Here’s what they found.

West Placer real estate still hot

Among the top 10 ZIP codes in the region, three were in western Placer County.

Rocklin’s 95765, Lincoln’s 95648 and Roseville’s 95747 all were high demand areas in 2021.

Placer County is one of the state’s fastest-growing counties, driven by robust new home construction. Roseville continues to grow at a rapid rate, recently surpassing Pasadena on the list of large cities in California.

Homebuyers want to be near the outdoors

That would explain why Rocklin, Lincoln, Folsom and El Dorado Hills are on Opendoor’s list, said Jessie Smith, the firm’s general manager for the Sacramento region and Northern California.

“We’re seeing that nationally with folks having more flexibility in choosing their work locations, they are moving out into areas further from the center,” Smith said. Access to hiking trails and open space is a big draw, Smith said.

Some older Sacramento suburbs still draw

Two Elk Grove ZIP codes – 95758 and 95624 – were in the top 10. So was 95670, a ZIP code in Rancho Cordova that straddles Highway 50 and covers most of the city’s older neighborhoods near the American River.

Nearby Carmichael was also in the top 10.

Some of these neighborhoods are attracting first-time buyers and young families. Those groups should continue to fuel more demand in the region.

“We expect Sacramento to remain a really popular place, especially to first-time buyers,” Smith said.

Rounding out Opendoor’s top 10 was the 95355 ZIP code in Modesto, where the company now has a presence as it expands its reach in the Central Valley.
