This riverside home in Chatham sold for a record-breaking $15m


Chatham is no stranger to multimillion dollar sales, but this 6.65-acre property at 300 Stage Neck Road brought things to a new level. 

The property sold for $15,000,000 on Oct. 28, making it the most expensive sale the town has ever had, according to listing agent Brian Dougherty of Compass. The waterfront property edged out the previous record: $14,750,000 for the six-bedroom, 10-bathroom home at 97 Tilipi Run St., which sold in December 2018.

The Stage Neck Road property has eight bedrooms (two of which are in the guest house), seven full bathrooms, three half bathrooms, and 1,200 feet of private shoreline along Oyster Pond River. For anyone who wants to take a dip without going to the water’s edge, the home has a heated infinity pool that has long been the envy of passing sailors, Dougherty said.

“So many people through the years have admired this home from the water because of the boat traffic,” he said. “And on the flip side of that, the owners have always enjoyed being in this pool and looking out at the water to watch this parade of boats. It’s almost constant in the summertime.”

The backyard is also home to an elevated hot tub, which overflows into a culvert that carries the water to the pool, Dougherty said. There’s also an outdoor kitchen with a six-burner grill, a gas fire pit, and a cabana with a full bathroom, changing room, and outdoor shower. 

Inside, the living room and dining room share an open floor plan, with antique pine floors, a coffered ceiling, and fireplaces (two of seven on the property) on opposite walls that are prepped for burning gas and wood. Panels of sliding glass doors make up most of the space on the far wall and offer a view of the water. 

Through a doorway, a sitting room offers equally stunning views through a set of bow windows. This room shares an open floor plan with the kitchen, which has wood floors, granite countertops, a gas stove, a double oven, and a full island with a sink. There’s another fireplace in this room, and antique butcher block sits at the end of the island. 

The home also has a bar room with a wet bar, an ice machine, and a wine cooler, Dougherty said. A pocket door hides a set of shelves for liquor storage. With its wood walls and floors, Dougherty said, “it feels like a small, old, English, authentic tavern,” he said. “It’s really cozy in the off-season, a nice fall weekend.”

The “chart room,” as the sellers called it, is also on the first floor. One wall is decorated with nautical charts and maps of Nantucket and Martha’s Vineyard, Dougherty said. The room has wood walls and floors, a fireplace, and glass doors to a balcony. The sellers are leaving the telescope with the room. 

A spiral staircase leads up to the second floor, where the owner’s bedroom is located. The room has wood floors, window seats running along two opposite walls, sliding glass doors to a balcony, and an en-suite bathroom. The bathroom floors and counters are marble, and the room has a standalone shower with jets and steam, Dougherty said, as well as a jetted bathtub under a set of three west-facing windows, allowing users to soak in the sunsets. The floors in the bathrooms throughout the home are warmed with radiant heat, Dougherty said. 

In the basement, there is a wine cellar and a room with a home theater and a pool table, Dougherty said.

The garage off the cobblestone driveway has room for at least three cars. The sellers used the space over the garage as a bunk room, with enough room for at least eight beds. 

Though the home is full of amenities, Dougherty said he believes the private location was the main draw for buyers. “We got phone calls from qualified buyers all across the country, and they wouldn’t usually be Chatham, Cape Cod, buyers,” Dougherty said. “At the end of the day, everybody seemed to be tuned into the privacy of being in this special home and just feeling like you’re a world away once you arrive.”
