Affordable housing in the greater Sacramento area is getting a much-needed bump in supply.”We want to make sure everyone has a chance to live here,” said Candice Hung, VP of Real Estate Development at McCormack Baron Salazar. “We need housing at every income level but the market is very focused on the top end.”It’s the reason why companies like hers are now working on diversifying the housing market by building more options.Hung oversees construction at Marisol Village, a brand-new rental apartment community on Richards Boulevard in downtown Sacramento. Once complete, Marisol Village will offer 487 units to form a mixed-income complex. “We’re taking applications now,” Hung said. “Two hundred and twenty-seven units ready for move-in March 2022, and the majority of the units will be subsidized.”In Davis, construction continues on the Adelante affordable housing apartment community on 5th street. Every unit is reserved for residents and households earning between 30-40% of the average income in Yolo County. “We’re talking really low incomes here,” said Parker Evans, project manager with Mutual Housing California. “In Davis, the vacancy rate for rental units is about 5%. When the housing market is that tight, it’s always the most vulnerable families that get squeezed out at the bottom.”Once complete, Adelante is expected to house around 100 people in 38 units. “Our application period was only open for 2 weeks, and we got 200 applications,” Evans said. “Our interest list was over 400 people long.”Adelante is no longer taking rental applications.”It was challenging,” said current Mutual Housing California resident Jennifer Higley-Chapman of the housing search.She tells KCRA 3 it wasn’t easy trying to find affordable housing for herself and her two kids when she started looking eight years ago. “There was a long waiting list at every place I called,” she said. “It’s really hard not to overstate the need for more affordable housing. There’s such a huge problem.”
